Generally, asbestos-containing materials (ACMs) can be classified into friable and non-friable. If you are planning to buy or renovate a property built prior to 1990 then you need to get an asbestos inspection completed because asbestos posture a significant risk to human health if the materials are not properly maintained or removed carefully.
Asbestos Inspections are necessary prior to any renovation or maintenance work because it is estimated that 1/3 of all homes built in Australia contain asbestos.
According to www.asbestossafety.gov.au/asbestos-information, it is likely that your house has the presence of asbestos if it was built before 1980 to 1990 and less likely if it was built after 1990.
Melbourne Building Inspections urge you to take a safety-first approach and request for an asbestos inspection that would allow for sample testing to protect you and other from any contaminated material.
