A dilapidation report will itemize every defect found with photos included to further illustrate the issue. The inspector will report on all internal and external areas of the structure and where required, the council assets including roads and footpaths etc.
Melbourne Building Inspections suggest you take this significant approach when constructing a property because there is potential for any adjoining property to claim that your building works caused damage to their property and eventually requesting you for repair fees.
Alternatively, if building works are adjoining your property then a dilapidation report prior to construction commencing will protect and support you in any claim you could potentially make against those works adversely affecting your property.
